Preconstruction software built for how custom home builders actually work.
Specro connects the eight disciplines that decide whether a project runs clean — definition, standards, finish levels, specifications, trade scopes, selections, procurement, and coordination — into one system of record that every document is generated from.
One source of truth, not eight disconnected tools.
Most builders run preconstruction across a drawing set, a takeoff spreadsheet, a selections document, a supplier email thread, and a project manager's memory. Each of those is individually fine. Together they guarantee that something falls between them — and the thing that falls through is almost never discovered until it is expensive.
Specro replaces that with a single structured project record. Information is entered once and reused everywhere: the specification, the trade scopes, the procurement schedule, and the coordination dashboard are all generated from the same data. Change a selection, and every document that depends on it knows.
Project definition
Capture what drawings never say. Site access, existing conditions, demolition extent, structural unknowns, client priorities, and constraints — structured so every downstream document inherits it. For renovations and additions, this is where the real risk lives, and it is the single biggest reason two builders price the same drawing set 30% apart.
Builder standards
Your company already has a way it builds — insulation assemblies, waterproofing details, fastener schedules, trim standards, warranty positions. Specro captures that once and applies it to every project automatically, so a new project manager produces the same quality of documentation as your most experienced one.
Finish levels
Define repeatable tiers — builder grade, signature, custom — with the products, allowances, and expectations that go with each. Clients understand what they are buying, trades price against a known standard, and nobody argues about what 'standard' meant six months later.
Construction specifications
Generate a complete, client-readable specification document across 32 standard divisions. Every line is categorized as Included, Selections Required, Allowance, Not Included, or Note — so the exclusions are as clear as the inclusions. Minutes instead of the week it takes to assemble one by hand.
Trade scopes
Issue a scope package each trade can price with confidence. Inclusions, exclusions, applicable builder standards, and coordination requirements attached to every trade. Scope gaps get closed before pricing rather than discovered mid-construction as a change order.
Selections management
Every client decision tracked to a deadline, with visibility into what is blocking trade pricing or a procurement order. Pending, approved, ordered — and an honest answer to 'what are we waiting on?' at any moment.
Procurement
Long-lead items, supplier commitments, and delivery windows on one schedule tied to the construction sequence. Specro flags the item that is missing a specification, missing a selection, or scheduled to arrive after the trade needs it.
Phase coordination
Upcoming decisions, inspections, and deliveries surfaced by construction phase, so the office and the field are looking at the same list. Penetrations coordinated before the pour, not after.
Specification documents your clients can actually read.
Point-form, division by division, written in plain language rather than boilerplate master-spec text. Allowances are stated as dollar figures. Exclusions are stated explicitly. The document does the job it is supposed to do: eliminate the assumption gap between builder, client, and trade.
