What preconstruction software actually has to do

Preconstruction is the period between winning the work and starting it. On paper it is estimating and permitting. In practice it is the phase where the project either becomes fully defined or quietly stays ambiguous — and ambiguity is what shows up later as a change order, a schedule slip, or an argument with a client about what "standard" meant.

The residential version of this problem is specific. Drawing sets arrive incomplete. Structural details are left to the field. Half the finishes are allowances. Renovations and additions carry unknowns that no drawing will ever show. The estimator fills those gaps from experience, the specification is assembled by hand, the trade scopes are copied from the last job, and the whole chain depends on one person remembering the same details twice.

Preconstruction software should remove that dependency. What is preconstruction software?
Preconstruction software is the system a builder uses between winning a project and breaking ground. How is preconstruction software different from construction project management software?
Project management software runs the build — schedules, daily logs, RFIs, change orders, invoicing. Preconstruction software runs everything that has to be true before the build starts. Most builders run both: the project is defined in preconstruction, then executed in project management.
Is preconstruction software only for large commercial contractors?
No. Enterprise preconstruction suites were built around commercial estimating and bid leveling. Residential and custom builders have a different problem — incomplete drawings, client selections, allowances, and renovation unknowns — which is what Specro is built around.
Do we still need our estimating software?
